    I am a first time home buyer and have heard that builders will sacrifice prices and give out huge incentives. I am not sure if I should attempt to deal with the builder directly or if I should use a real estate agent.

    You need an experienced well known agent who knows your market! They can negotiate for you as you probably don't do this every day and the agent does. You may save thousands and the builder is paying the agent any ways.

    Internet is the best source for information, check the builders projects online, collect the information and then go to the actual site to check the property. Do your homework before approaching a builder.
    For a new project from a reputed builder, you can actually go directly and negotiate with the builder.
