    should i instruct an agent or the builder.Which agent specializes on this location and what is the going rate for royal palms II.

    I think that the builder should give u a better deal if u r in a hurry to sell the flat...
    it may take time for agents to sell off the flat...since the real estate market is currently slow and not much of buyers are seen around...
