    Purchased a flat 6 months back. Title was clear
    Seller signed possession letter. Submitted all applications forms for transfer to society. Paid transfer fees of 15000 /-. Paid fees of Rs. 60 /-.
    But now came to know that Society AGM not conducted since 2 years because of internal disputes.
    hence shares not yet transferred to me.
    Can I now (or say after 2 years) sale the flat on the basis of agreement. Society says I can because they can issue a letter that as AGM was not conducted, shares were not transferred and that shares could be transferred directly to the one who will purchase flat from me.

    What are the implications of not having the shares transferred. What should I do now?
