    Hi,

    Land owner had given GPA to an agent to sell the land in 1995 and GPA was registered in sub-registrar office. Land was made into plots with planned layout and sold the land to many parties by the GPA Holders.

    I have bought the plot from one of the buyers who bought from the GPA Holders.

    I wanted to construct the house and I started the construction, now the original land owner who had given GPA is creating problem by saying he is the land owner, land owner says he was fooled by GPA holders and he was paid less, and objecting me to construct the house. He is asking for 3 Lakhs rupees as compensation, where as I bought the land by paying 22 Lakhs.

    I have the following documents

    1. Copy Of Mutation Register
    2. Copy of Title Deed
    3. Copy Of Registered GPA
    4. First Party Sale Deed of Site
    5. My Sale Deed
    6. (Encumbarance Certificate 1989-till date + Tax Paid + Layout Plan)

    I have all the documents which links back to the original Owner. At present the sale deed is registered in my name.

    Please guide me how to proceed further from here. The owner is creating problem and he is not allowing me to construct the house.

    Is it legally valid to claim the ownership after giving the GPA and subsequent sale deeds execution with all stamp duties and registrations ?
