    I bought a Flat at Chennai in the year October 2006 and the builders gave me all documents like sale deed agreement, Construction agreement, registered the undivided Share of Land. Then after applying for loan submitted all Documents to the Bank. After making the full payment, the builder gave us possession certificate in Jan 2007. After lending it for lease for more than a year, now we had occupied the house in May 2008. And we are got all name transfer for EB and House and sewage tax now only since the builder did not do it for us.

    One day a person came and claimed that he also registered the undivided share of land in 2005 and showed us the copies and the builder kept the original documents with him, since he didn’t pay the full amount for buying the Flat. That person file police complain against the Builders and we were also enquired about this. Since we had all documents and proof of buying we showed an the other doesn’t have.

    We enquired in the sub registrar office regarding how many people did the Builder registered Undivided share of land. We found out that He had sold to 7 persons including the last one is me. But there are only 6 flats. The total land area is 2400 sqft and he had registerd 2380 sqft for 7 people. I HOPE THE BUILDER AND THE COMPLAINT RAISER WOULD HAVE SOLVED THIS ISSUE SINCE NO ONE COME BACK TO US THIS TWO MONTHS.


    SIR, I HAVE EC SHOWING THE UNDIVIDED SHARE OF LAND DIRECTLY FROM BUILDERS NAME TO MY NAME.
    MY QUESTION IS WHETHER I MAY HAVE ANY PROBLEMS IN FUTURE WHILE SELLING THIS FLAT.
